Will I qualiffy for a loan after DIL?
My husband and I are in an unusual situation in that we are in the process of finalizing a DIL
on a property that is not our primary residence. I feel it is a bit unusual because this was our
primary residence. I lost my job a little over 3 years ago. Our bank of course was threatening to
foreclose on the property. We tried to work with the bank on maybe modifying our loan. We were
told we did not qualify at the time. We left worried we would come home and not have access to our
home and lose all of our belonging not to mention no place to live. We decided to rent an apartment.
We then contacted a realtor to help short sale the property. The house was on the market for
2 yrs. After not being able to short sale we decided on a DIL. The bank approved. We are now
in the process of closing on the DIL this month.
I have tried to educate myself on a deed in lieu and what happens to your credit and when can you
purchase a home again. I believe I read if you have extenuating circumstance you may purchase a home
in two years in certain circumstances.
My question is with a 3 year rental history are we able to purchase a home before the 2 years waiting
period. We would have a 10,000. down payment the end of this year.
