Ofcourse not..just to sign over your claim on the property to the co-buyer does not allow yourself to get rid of the legal liabillities.Whenever you will sign a property transfer agreement or quitclaim deed, you should also inform your lender about this agreement & ask him for re-documentation of the loan agreement so that you name will be cleared off from the loan papers. Another way will be to ask your co-buyer to refinance the loan for removal of your name entirely.

No you would still be liable for ethe debt until it is paid in full - I would NEVER sign over a property that I was liable for a mortgage on - the other person can refi into their name paying off the exsisting loan or you could sell and pay off. Brian Barnes ENG Lending Nationwide Lender
