Daughter deceased before transfer of property

My mom owned a home free and clear and when she moved to a retirement facility, my daughter stayed in the home, my mom had it transferred to her with a quit claim. My mom was worried creditors would put a lien on it. I moved in with my daughter for about a year, and then she moved out to another home and she was going to sign the house over to myself. Three days before this was to happen, she suddenly passed away. How do I go about getting the property into my name. We still live here and have guardianship over her children which live in the home too, all under age 10.
