Donate Property

My father is deceased. His will states that I am the executor. Then my brother. I had a power of attorney to handle all of his personal/financial business. I was told at the deed office that the Power of attorney was no longer in effect. I wanted to transfer my name to property. My brother has no problem with it and signed an affidavit. I would like to donate the house to charity.
