Quit Claim transfer

I purchased a vacation rental for my son put loan under my name and he will pay all expenses including down payment etc. I had to close escrow with my name only so now I want to add him as joint tenant with me. We did this for a lower interest rate loan but bank would not include him . Now that escrow closed, I want to add him on as joint tenants. Since he is paying for most of the expenses, I would assume there is no gift tax created for the transfer?
