I want to amend the title on my real estate property in california to add my son- the mortgage note which is under my name has a clause that says I must advise lender if borrower transfers interest in property and they may use accelaration clause if I dont- does that mean I cannot change from single ownership to joint ownership with my son and can I use a grant deed or quite claim deed
