My wife is a CO-Borrower on a house with her parents. Since signing, her parents are unable to make required payments on it. 2 years ago her older sibling overtook the house and paid large fees to keep it from going into foreclosure. Since there possession, they have been late on the mortgage, sometimes even 120 days past due. Because of this, my wife's credit has been dragged through the mud.

My wifes parent's want nothing to do with the house and mortgage. My wife has never lived in the house and her sibling is nowhere on the deed or official mortgage papers. I was wondering what exactly her rights would be if we want to kick them out of the house, so that we may move in and attempt to renovate the home and re-establish her credit.
