House is held in revocable trust; my domestic partner & I are the trustees. We wish to allow 1 daughter, who lives in one of the units & has invested in its renovation, to "buy into" the property, using her "rent" payments to acquire equity over time. We would be willing to "sell" up to a 30% interest in the property to her over 15 years' amortization. Property is appraised at $1M; we owe 500K on our mortgage. How do we handle the title/deed issues? Can we structure this privately and "gift-deed" a % of the property to her each year? How can she realize any tax benefits on the interest she pays?
