Hi rgdog2ecwh,
You should contact the appraiser once again and ask him to re-appraise your property using proper comparables. This will help you in getting proper evaluation for your property.
Thanks

In some cases, a short sale may be the most appropriate comparable sale; a) if the property was marketed properly; and b) if no other sufficient comparable sales exist in the neighborhood within reasonable timeframes.
There is a rebuttal process which you can provide additional sales that you are aware to the appraiser for review and possible reconsideration of value. Each lender may be slightly different in their process so ask your loan officer or processor.
Do not, as James suggested, contact the appraiser unless you hired the appraiser and this appraisal was for personal reasons. If the appraisal was completed for a lender, the appraiser is not allowed to discuss any details of the appraisal with you.
