Refinance appraisal: How much do I REALLY need to do?

I understand why an appraisal is important (protects the lender) and the advice to spruce things up. But,
If I have 55% equity or more in the house
The amount of loan I'm asking for is around 33% of the house value,
meaning not huge
My credit score comes out to "excellent"
I can document other assets and almost no liabilities
Can document home improvements
The structure is sound
How much do I really have to NEATEN UP? It's clean but, you know,
cluttered. You see where I'm going with this Smile

Hey guest,

It surely doesn't hurt to tidy up a bit, however the appraiser is not appraising your stuff. The appraiser will be looking at the overall condition of the home itself. A litle clutter will not reduce the value of the property.

Having said that, some lenders require interior photos to be included. So if you feel you might be a little embarrased if everyone from the appraiser all the way through the underwriter and maybe more will be looking at those photos of a messy house, you might want to do a little spring cleaning.
