loosing a house do to appraiser mix up he said the only way get to a bed room is from a bath room . but the room he is talking about is a spare room like a den or game room not a bed room the house is listed as a 4 br house so what can we do about this so we don't miss out on the house

You may contact an independent appraiser and try to appraise it once again. This may help you in knowing the proper value of the property and you would be able to get a loan and buy it.

Regardless of what you call the room, the utility of that room has been diminished by its ingress and egress if the only access is through a bathroom. So whether it is a 3 bedroom home or a 4 bedroom home, the "functional obsolescence" still exists.

Don't think in terms of the appraiser is keeping you from buying this house, but rather may be saving you from paying too much. The appraiser is there for your protection on the biggest investment you will ever make. Keep in mind, this same problem will come up again if/when you try to sell the home in the future. I think you should use this information to your advantage and renegotiate the price with the seller.

i for got also the room has a spiral staircase in it also shouldn't that make it functional? just asking we are going fha now with no problems
just trying to save about $3000

Just a personal opinion, but I never considered a spiral staircase as "functional". From a marketing standpoint, it also eliminates a large spectrum of the market including the elderly, the obese, or even really tall people. However, it does solve the ingress/egress problem, under certain assumptions. For instance, where does the staircase go? to the basement or another bedroom? We really don't have enough information to give you the right advice. There is obviously some type of problem or the appraiser would not have said anything.

Now, you can either accept the advice of the appraiser or get a second opinion. However, all I am saying is that this is not something that you should take lightly and just find someone who will "make it work". You might want to consider the issues you will have to face if/when you want to sell the house in the future. I am not trying to discourage you from buying the house, but I just want you to make a rational decision rather than an emotional one.
