We had an appraisal done recently and it is all wrong. It says we have a well and septic system and states that public utilities are not available in our area. We live inside town limits and the only thing available is public utilities. It says we have carpet and vinyl when we only have hardwood floors and ceramic tile. It says we have crawlspace when we have a full basement. It lists our garage as 500 sq ft when its around a 1,000. The sketch is also wrong. The value she lists for us is nowhere near the average of the 3 comparable sales. How do they use comparable sales as the method to get our value. The bank tells me it doesn't matter, but I think it does. They say we need to go ahead and close immediately. Help please!!

Hi jkinser,

You can contact an independent appraiser and take his opinion in this regard. You can ask him to appraise the property once again and check out the exact value of the property.
