My sister and I own a house in Mesa AZ free and clear. I am going to buy her half from her. I live in IA she lives in FL. Could we have quit claim signed in IA and then I send it to Maricopa county AZ to have it filed.

Hi donran,

Welcome to the forum.

I think if it is not a mortgaged property and you are also buying your sister's half, you should better use a Warranty deed.

You should notarized and record the deed in the county where it is situated. Take help from an attorney to prepare the deed for you.

Hi donran,

If the property is located in AZ, you need to use a quitclaim deed approved by the state of AZ and file it at the office of the County Recorder where the property is located. Check out a sample form available for Quitclaim in Arizona .
