I live in Arizona, one of the worst for foreclosures. I am a single mon and bought a house during the worst time (2006) I have been out of work for 7 months and my house will be going to auction May 11. I tried 3 times with my lender, Ocwen, to modify my loan but they bailed out every time. I will miss my house. I will not take out appliances, etc when I leave. I will leave it as is. I think I have to be out before May 11th (the day of the auction) but they give you almost no information. So, if my house goes to auction May 11th does that mean I need to be out by the day of the auction?

Hi sadinaz,
Did the lender give you any reason as to why your loan modification was not accepted by them? If you are delinquent on your payments, then most of the lenders generally accept a loan modification request.
As far as leaving the property is concerned, no, you will not have to leave the property immediately. Once the property is sold off, the new buyer will give you a 3-day notice period to leave the property. You will have to leave the property within these 3 days. However, if you want, you can negotiate with the new buyer so that he/she extends the time period which will help you in finding another house to live in.
