Welcome to our forum.
The deed that you can transfer the property to your beneficiaries while @ a time retaining a life estate during with the right to sell property in your lifetime.That means you will be still owner from signing to death. If you wish to sellout the property then you can sell without heirs permission or agreement. That means you will be also owner with your heirs.
In Simple word, This deed allow you to be owner after transferring property to beneficiary & you have primary author of property along you alive.
This deed is important because i will secure your feature.
