I am looking to find a good lender who can refinance my current home mortage and 2nd. I have a pretty good rate on my 1st 5.25% but have a 2nd @ 7.3%. I would like to refi both into a single lower rate and figure now is a good time, even though the housing market is down, I should still be at or below 85% LTV. My credit scores are good to excellent (above 760 to over 800) depending on whos you use. Any suggestions or info on good lenders in Arizona would be of great help. Looking for the right lender now!!

Hi Mike,
It is a good decision to refinance both the mortgages into a single mortgage with a lower rate because the rate on your second is quite high. I think you should qualify for a refinance as your credit score and LTV are good. I have not worked with De Anza Capital. So, I cannot comment anything about them. But I know there are quite a number of lenders in this community who, I believe, would be able to assist you in refinancing your loans. What I suggest you is, go for a No Obligation Free Mortgage Quote with them. They will check your credit report, LTV etc and if you qualify as per the requirements set by them, they will get in touch with you and offer you free mortgage quote. In the mean time, you can check with other lenders as well on what kind of rates and terms they can offer you. This will give you a lot of options from which you can easily choose the one that suits your purpose. |

I used De Anza last year...refi'ed from a 30-year at 5.875 down to a 15-year at 4.875. Everything went smooth. The guys from De Anza were nice and knowledgeable...good brokers. They just contacted me today with a 15-year at 4.375 and I think I'm going to take it. I'm in Scottsdale. Good luck!
