If your wife files bankruptcy, she will get a discharge and won't be liable for paying the mortgage anymore. You will be liable for the mortgage payments. If you let the lender foreclose the property, it will have a negative impact on your credit report and will lower your credit score. Feel free to ask if you've further queries. Sussane
