Thank you for the reply left to my post. We will not be ready to do anything for several months. Any advice (besides the obvious paying things on time) on how to raise scores and if it is needed... how do you find private investors? We may have enough money to build ourselves but it would take everything and I am not sure we can do that. If we did go ahead and use all of our savings and equity in our current home... can you then take a loan out (either equity line or whatever) on a home you own outright? Thanks!

Can you refinance just your 1st mtg and not your HELOC?

No, the total would be below the 80% limit. I have since discovered that TX law considers a cash-out refinance to be the same as a home equity loan, and that one is not permitted to have more than one home equity loan at a time in Texas. So, my only option is to refinance.
