how to avoid capitial gains on investment property. Property has been depreciated out! Do not want to invest in another rental property.

A 1031 exchange is the normal way that Investor's avoid the capital gains tax, but you have to buy a like property. Since you do not want to reinvest...you may be stuck.

yes, 1031 exchange will be a way to avoid CGT but I agree with kpatrick that it will be difficult for you because you do not want to invest.
