Is there any way possible at this point to finance the above scenario with only 20% down. The limit seems to be drawn at 25% d.p.
I have a borrower that came to me in contract.

Maybe a portfolio lender?

Any information would be helpful.

Hi Jason,

As far as I know, most of the lenders will require a down payment of 25% or more to finance the purchase of investment property. There are lenders in this community. A number of them offer loans in California. I think you can go for a no-obligation free mortgage consultation with them and check if they can help finance the investment purchase with 20% down payment.

Thanks Jenkin7. I guess I was too vague. I am in the lending industry. Fannie and Freddie are out of the question, as well as any of the local banks and credit unions. I was hoping someone may have know about a portfolio lender still offering the program. Thanks again.
