The trustee or mortgage lender has to file the notice of default with you and the state. The notice of default needs to go through county recording.

The time that you recieve the notice of default could be weeks or months from in between the time you have missed your mortgage payments.

With in 90 days of the recording of default, the trustee will file a notice of foreclosure sale. So essentially the property is going to be listed as a foreclosure for sale. This is called the Notice of trustee's sale, it also has to be filed simultaneously as the listing for sale in the paper.
20 days after that, they can auction the property.
If no one bids on the property, the trustee (mortgage holder) claims the property and can do what they want with it.
