My wife and I purchased a house in Solano County, California in 1991, and have a Grant Deed from that purchase. We have refinanced multiple time and find Deeds of Trust registered with the county registrar for each refinance, but cannot find any updated Grant Deed. We are trying to put our house into a living trust, and our lawyer says that there should be a new Grant Deed from each refinance. Is this necessary to have updated the Grant Deed when we refinance, or is possible (likely) that our original Grant Deed from 1991 is still the current one if no newer one has been registerd with the county registrar?

Welcome dougn,

If no newer deed has been registered with the county registrar, then the Grant deed that you have will be considered as the current one. Nevertheless, have a word with your real estate attorney and take his opinion in this matter.
