I am a seller in Calif. & carrying back a note for 10 yrs. My buyer wants to do an inter-spousal trsf. of deed at c.o.e.
Am I still protected financially and in any other legal mishaps which may occur in a court of law?

Welcome to forums!

If the buyer signs a inter-spousal deed in his/her spouse's name, then he/she will not be liable for the property anymore. The spouse will be the owner of the property and will be liable for the mortgage. You need to contact an attorney and discuss your options.
