My mother passed away and owned a home in Brownsville Texas, I am her only son. She did not however have a will. How do I put this property in my name, i live in California. And would like to give it to my son who lives in Texas.

Welcome to forums!

You can file an affidavit of heirship in the county recorder's office and transfer the property in your name. Once this is done, you can sign a quitclaim deed and transfer the property in your son's name. Once you fill out the quitclaim deed, you will have to notarize it and record it again at the county recorder's office.
