Can a spouse in California qualify for a mortgage and title it in their name alone?

If one of the spouses have a better credit score or income, he/she can definitely qualify for a loan. However, there are chances that the lender will ask the other spouse to sign an interspousal transfer deed in order to give up interest in the property.
