Hi ellie j,

You will have to record the quit claim deed at the county recorder's office where the property is located. Once you do so, the deed would be considered as valid and the title of the property will be in your name.

I recorded the quit claim but just got the quit claim back . Is there something I should get to show title in just my name?

thanks for the response, but shouldn't I have something that says my name only as title? The loan has both names on it. How do I remove a name from loan and only have mine?

Hi ellie j,

You will have to contact a title search company in order to do a title search. You may even contact the county recorder's office for information regarding the title of the property.

Thanks
