My parents and with my wife and i are joint tenants on a house. My Mom passed away and now Dad wanted to be removed on the title only. What do i need to do to file this in the Recorders office? What forms do i need?

FYI, property is in California, Solano county.

Hi Mr. Charles,

Your father can sign a quitclaim deed and transfer the property to you. Then you can notarize and record the property deed at the county recorder's office. As far as removing your deceased mother's name from the property deed is concerned, you'll have to submit your mother's death certificate at the county recorder's office and file an affidavit of heirship. This will help you in removing your mother's name from the property deed.
