To Ern,

If the grant deed does not have your signature and your property's address, then it won't be considered as legal. It will be better if you could get in touch with a real estate attorney and take his opinion in this regard.

To Sheri,

As you've a power of attorney on your father's behalf, you can sign a warranty deed and get the property transferred to yourselves. This will help you in saving the property from going into probate.

my roommate granted the deed to me 2 years ago. I was not able to transfer it on my name.I am going on modification but she does not want to sign the paper. How can I make her sign it? Can I sue her?

Hi Guest,

I don't think you'll be able to sue her for not signing over the deed to you. You can only negotiate with her and convince her to sign the deed or else, you'll have to lose the property.

How do I go about removing a deceased name from my Property Deed?
The Deed reads as ie. "John Doe, a single man, and Jim Smith, a single man, as Joint Tenants" John Doe has passed away and I'd like the tile in my name only. What needs to be done? This property is in Los Angeles county of California. Please advise.

File a certified copy of the death certificate with the county recorder's office. Title will automatically vest in the surviving joint tenant.
