I was awarded the house in my divorce and need to remove my ex-wife from the title so I can refinance. However, I don't have any idea where she is located. How can I get her off the title without a quitclaim? BTW, the property is located in California.

Hi jackd,

I would suggest you to contact a real estate attorney and get his opinion in this regard. In order to remove your wife's name from the property deed, you will have to ask her to sign a quitclaim deed. But as you have no idea where she is located, an attorney would be the best person to help you.
