Hi,
I live in California and would like to transfer my parents house title (under my name) to my brother. How can I do this? Please advise. Thanks

Hi John,

If the property is free and clear, then you can use a warranty deed in order to transfer the property to your brother. If there are any liens on the property, then you will have to use a quitclaim deed in order to transfer the property to your brother.

You cannot use a quick claim deed for transfer of ownership in the State of California. You have to go through the Department of Housing and Community Development, Registration and Titling Program.
