If a quit claim deed is signed but not notarized in California, i am told that it can still have weight because it shows intent, even though it was never signed or notarized. i have also been told that the "intent" only kicks in IF the house is being sold because it will hold up escrow and at that time would have to be notarized and filed. Is this true?

As far as I know, it's always better to notarize and record the quitclaim deed once it's filled out. This will help you in making the deed legal. In my opinion, it will be better if you could contact a California based lawyer and take his opinion in this regard.
