Chain of title includes legal records that trace the ownership of a property from the most current owner to the original owner. In other words, it presents a sequence of historical transfers of the title to the property. The registry office or civil law notary maintains the records of ownership.

The chain of title is widely used in mortgage transactions which require title insurance to be issued to borrowers. These title insurances are based on a title search that involves checking of public records associated with the title to the property.

The title search includes an examination of the chain of title to the property including any defects that can be associated with the title. While examining the chain of title to the property, the examiner also verifies that the property is free from mortgages, judgments, and other liens attached to it.
