Hi Cliff, I read some of your posts and you seem like a real expert. We just closed on a purchase of a short sale. We allowed the previous owners to stay a few extra days. When they moved out they took the stove, and the hood. The stove was freestanding. Were they allowed to take them? If not, what should we do? In addition, we have not been given the keys yet. Our agent is working on that. | ||||

Hi Cliff, I hope you can help? Can Fannie Mae just cancell my mortgage even if I am current on my payments? I have friend saying that Fannie Mae re-assessed her credit and she is no longer eligible for her existing loan and have cancelled it. Sounds fishy to me??Thanks, Bill | ||||

I'm desperate. My husband and I are in luv with a bank owned house. It has a "liability" (hole in the kitchen floor...easy for US to fix) The bank will NOT fix it. It is a "as-is" property. WHO/WHAT lender do you know of will give us a loan on this place with a "liability"? We are preapproved for $250k, the listing price is $195, we offered $210k. I have a potential buyer for my home. He is putting down 10%, the bank is borrowing him 70%, and he wants me to carry 20% for 1 year. Being that I will be 2nd on the lien, can I include something in the contract that will allow me to pursue him and any other assets like his bank account, cars, other property,etc., if he defaults on my loan?Should I get a lawyer to draft something up??? | ||||

ok, your posts seem intelligent, so I will run a lengthy scenario by you. I can not afford all of my loans (I am short approx $4000 monthly and have tapped my credit cards). I own 5 houses in washington State. Two are rentals, one is for sale, those are ok. Heres where it gets tricky. Note: My credit taking a hit is not a concern.20403 main residence, I can not afford. 1st Mtg 250k, HELOC 195k, might get 425k-450k if sold. I want to get rid of this property. I have missed 2 payments on the 1st and 4 payments on the 2nd. What is my best option? I thought about contacting the 2nd regarding a short sale.1713 rental. I bought it from owner via deed of trust, assuming the existing IRS lien on the home (lien is also on a lot behind the home, sold to my sister at same time). When I refi'd 2 years ago, a title company said lien was gone. We then had the home sold 6 months ago, but my title company found the lien! we tried a short sale but lender said they did not consider it a short sale, that I got my money and should have paid the lien. I explained title said it was gone. They still said no. Title then confirmed it was a lender only policy, so we had no recourse. The IRS would not accept 50% payoff either. So sale fail. We rented it. I want this home to go back to the lender so the IRS lien gets paid. I have missed 3 payments, assuming they will eventually foreclose, then when they resell it, IRS lien will be gone (and the lot behind it will be free and clear). Do I have any other option and am I right about the IRS lien?12102 rental. Have a 1st and 2nd (80/20 when purchased). What will happen if I do not make 2nd mtg payments?
