Colorado real estate of my mother-in-law's estate to be transferred to LLC formed by heirs. Is this a warranty deed transfer?

Welcome to forums!

As far as I know, a warranty deed can be used if there is no mortgage on the property. If there's a mortgage on the property, then the heirs will have to use a quitclaim deed in order to transfer the property into an LLC.
