Our Mother completed a Quit Claim Deed on her home to us four children.
This was over `10 years ago in Colorado.. She has now moved into a senior apartment housing and we're going to sell the home. Her name is still on the title. What must we do to proceed with the sale, and will the money received be credited to her or the four children.

Hi Ron.

Welcome to the forum.

If your mother has quitclaimed the property to you then why is the title on her name still now? Have you notarized and recorded the deed in the county recorder's office? If not then the deed will not be considered as a valid deed.

I think you should try to transfer the title to your name first to sale the property.

Welcome Ron.

If you are not on the title then you are not the owner and thus you don't have the right to sell the property. So I have to agree with Larry that you should try to get your name on the title before you sell the property.
