Loan taken against some collateral apart from a residential property is called commercial mortgage.
Why is commercial mortgage loan taken?
A commercial mortgage involves a huge loan amount and is thus used for business or investment purposes whose returns can help repay the loan as well as earn a profit. Some of the ways a commercial mortgage can be used are as follows:
- For setting up:
- A shop
- A pub
- A restaurant
- A hotel
- A b&b (bed and breakfast)
- A new plant
- A business or office premises
- For funding an existing mortgage or loan
- For expanding one's business
- Adding to business funds
- Clearing all the overdrafts in business
- Buying vehicles or machinery
- Buying land for construction purposes
Features of commercial mortgage are:
- In the loan application process there is the searching for a lender via a mortgage broker, submitting credit report, income credentials and the other certificates just as an ordinary mortgage.
- Since the risk of default is more here compared to a simple mortgage the interest rates are also considerably higher.
- For approval of the loan and also for determining the loan amount the location of the collateral is of prime importance. If it is for an office premise, it needs to be well connected by roadways and reachable by all means of conveyance. Such properties will also have a higher appraised value.
- It is highly flexible because one may make a lower upfront payment.
We find that a commercial mortgage is especially suited for those involved in real estate dealings or for business development. One thinking of taking such mortgage should be careful and choose the best possible option available using one's intuition and keen insight. In the prevalent high interest rate commercial mortgage market any lower interest offered should be carefully scrutinized for some hidden fees or other costs. |
