Has anybody had any interaction with American Interbanc Mortgage LLC in Irvine Ca? I am shopping rates currently and they appear to have a very competitive program for my area (Washington State)

You may like to check the reliability report of this company and its services as available in the Better Business Bureau (BBB) website. As per the report, the company complies with the standards upholded by any organization in order to be held reliable by the BBB. So, I personally feel if it's reliable, you may go for it's programs.

Hi Jeff ,
we recently bought a house got many good faith estimates for the loan and found them to have the best deal in terms of rate and fees. so we have decided to go with them. so far excellent experience.

I've been doing business with American Interbanc (AI) for 9 years now (3 home purchases and a couple of re-fi deal). Before selecting them, I did careful research and they have a solid reputation (check BBB ratings) and their rates are hands down lower than many other banks or quote I received. I like the fact that I can get their ratesheet from the internet instead of having to call people for quotes. Their closing cost is pretty straight forward. They are honest.

A word of caution though, they are busy and have to be pushed to stay on top of your loan. Also, not all AI employees are the same. Some are on top of things more than others. I would recommend them to anyone who will listen, but with the caution mentioned above.

Lastly, they sell 100% of their loan to third parties so you might not want to impound your loan and this option will cost you 0.25 point.

I had a home loan and refinanced through American Interbanc Mortgage, llc. The rate and the closing costs were not exactly similar to what they told me. The first estimate which they gave me was quite high. When asked them to clarify, they gave me an option to walk away from the deal. They even told me that they would waive off their cancellation fee. However, a bit of negotiation and the deal went well and they locked a rate of 5.6 on a 30-year loan. I found it to be quite lower than the other deals I was getting.

this is so unusual...to see a lender actually touted without corresponding negative remarks from others. when i see positive posts about a company, my antennae go up because i am so accustomed to seeing posts from apologists for the companies that get heavily criticized on here.

i don't know the truth of the matter, but if what these people are saying is right, then i'll just have to gasp in surprise i suppose.

does anyone else have any feedback?

I have used them several times for refinance and currently using them to purchase a new home. They have always been great and do have the best rates. I was leary at first dealing over the internet but it has always been a good experience. They will even send someone to your house to sign the papers. I have had several friends use them and they to had a good experience. Highly recommended!

I wouldn't recommend them. Delay seems to be their stock in trade, even on apparently straightforward loan procedures. Should sufficient time lapse, the loan rate goes up at .125 points per week after the lock expires, rending the whole process (with the exception of the fees you pay up front) rather moot. Caveat emptor.

My wife and I just closed our refi with American Interbanc and we had no problems. They had the best rates and the fees were a lot lower than what was quoted from BofA, Quicken or even my own credit union. We were able to sign the loan papers a week before our 30 day lock expired. You do need to have all your supporting docs ready and keep in contact with them on a daily basis to get status. Overall, we had a great experience with them.

Just closed a loan on March 26th. The whole process went smoothly. My agent was Matt Dryer. Great guy and on the ball!!!

Jeff,

at the end of the day there is no subsitute for doing a little research yourself. Good to get community feedback, but at the end of the day you're best way to make sure you're getting a great deal and good service is to get a few quotes from different lenders and see what they can offer you. then give them a call and see what their swrfice level is like.
