i have a 582 credit score and my fiancee has a 584 but he has a foreclosure in the past 4 years i will be a first time home buyer im new to this situation not sure what im doing anyone out there know how i can get a home loan for about 120k even if a co signer is needed i can get that HELP ME ASAP

With the credit score that you have mentioned it would be difficult for you to qualify for a loan. You should have a credit score of 620 to get a FHA loan and 700-720 in order to get a conventional loan. If you have a cosigner with a good credit score, it would be easier for you to qualify for a loan. Apart from the credit score, the lender will also check your debt to income ratio and your income. If you satisfy the required criteria of the lender, you would get the loan.
