my husband recently got pre approved for an fha loan, we thought that everything was going smoothly until they dropped the bomb on us that they would also have to run my credit because it's a community property state. Will he still be approved if the judgements were from before we were married or would it be wise to at least get a payment plan going? His credit score was a mid of 646 and he makes about 66 thousand a year.

Hi helenamaeser!

Welcome to forums!

If there are judgments mentioned in your credit report, then it will be difficult for your husband to qualify for a mortgage. The lender may ask you to pay off the judgment. You can get a payment plan for the judgments that you have against your name so that your husband can get a loan. Or else, you may have to sign an inter-spousal transfer deed declaring that you have no rights toward that property.

So ive been looking into this deed online. How much does such a thing cost? Also how long does such a thing take to get into affect? I see this deed as the best solution for the problem at hand. I was also curious as to how many lenders actually accept this form and is it common?

so as far as we know we can't do fha is there any other ca lenders that anyone knows of that would finance my husband with a 646 a 66,000 income with only two medical bills on credit from almost ten years ago and that didn't need to see my credit report or are we stuck because were married apparently the interspousal transfer does not work for fha

Hi hc,

I don't think conventional lenders will help you in getting a mortgage as you have a credit score of only 646.
