will a loan modification hurt my credit and chances of getting a new mortgage I have 700 credit now

A loan modification does not hurt your credit. However, if you have defaulted the loan for around 3 months and have then applied for a loan modification, then it would definitely hurt your credit. This is because the lender would inform the credit bureaus about your late payments.
