My own credit score 537, one lender said to even consider they want 580, for a mortgage. Year ago September my husband and I paid off all bills, with a 0 balance, there were a couple that were charge offs. But she said that she'll send us the credit report, possibly we need to contact them and request an update. We have had late payments before paying off bills, we own a home in another state, I am trying to get a mortgage to purchase a home in this state, for 99 or less. My husband has made late payments on previous home and now is 2 months behind. We can bring it up to date, but realistically, how long do I have to wait, or how can I get my rate up to 580 + sooner? So I can apply for a home loan going VA in my own name. What if he took me off of the mortgage of the first home, would that help?
marti, this is confusing to me. you didn't mention your husband's score - do you know it? undoubtedly it won't be much better than yours, particularly with that mortgage being 60 days late now.
what you've also not mentioned is what your score was prior to the payment of your bills. i would think, based on your commentary, that it was quite a bit below the 537 you have at the moment.
it sounds like the current report also continues to show unpaid debts - obtaining a copy of it and getting it straightened out is to your benefit, no doubt. since paying the bills, have you established any other accounts that have been favorable? that's a must.
i think you need to exercise some patience, because it looks like it's going to be a while before you'll be able to obtain approval for a mortgage.
one last thing: you stated "what if he took me off of the mortgage of the first home..." - what's that mean? are you talking about the loan that is currently 60 days delinquent? if you are, then that will certainly have a negative impact on your score. in addition, it is not so simple as to "take a name off" a mortgage. _________________ George M. I meant to say, I would be getting this new VA mortgage in my own name, without him on it, and you're right, his is probably no better, we are debt free except the current home and a car payment, which the car is in his name. Once we get our information, I will be contacting the old creditors and have them update the information. It seems we will be waiting a long while but I told my husband, even though Michigan is in a bad situation we need to list the house, we were in the process of remodeling the kitchen, 3 car garage and almost 4 acres, sounds like a good deal to let it go for what we hold on the mortgage, but Michigan, homes are not moving at all.
Yes, the real estate market is presently not in a very good situation. May be it will take some time for your house to sell. Once your information is updated, contact a lender and he will let you know if you will get VA loan.
If you are on the mortgage that is behind, make sure that gets paid up to date. This will raise your score to some degree. However most lenders including FHA and VA require good to excellent payment history on a mortgage (if on credit report) for at least one year. Also, with it being the last day of the month tomorrow, get at least one payment in before you go another month late. _________________ Lisa Scherzer

I recently found out my company does not report to credit bureaus. We have always made sure we paid our mortage but not always exactly on time...never going over a month late though. This however looks like Idon't have a mortage on my report.....can I request they report or get a VOM. Will that say exactly when the payments were made or just that it is paid. Thanks!
typically, cm, a vom will simply state how many times you paid more than 30 days, 60 days, etc. if you never paid over 30 days late, then that ought to show "0" of course.

Why don't you consider a new credit card or a small loan. It will definitly help you in boosting your scores up. If you are fining it difficult to avail a new cc or a loan

After reading your post, it does appear that you will have to exercise some patience, however, make sure you get a copy of your credit report and clean up the issues that can be resolved. Go to annualcreditreport.com, order a copy of your credit report, then work on cleaning up the items that can be cleared up. Dispute anything that is not valid. If it is not correct, it must be removed after 30 days. This may help get that score up. _________________ Tim Marose

Call your mortgage company, and tell them that you would like your history to report on the credit report. In your case, you have paid your mortgage on time, so it will help your scores. In cases where there are late payments, it hurts the score. From your post, it would not. As a matter of fact, it would impact you significantly because it is probably your biggest debt, and you have a solid payment history. The mortgage company may make you jump through a few hoops like faxing some info, but in your case, it would be worth the effort.

My question is that i'm trying to get a home loan but my credit is a 540, to be considered I would need a 580. Then home owner said she would do a lease with option and she would report it to the credit bureaus. But only for 6 months. Would this raise my credit if any.
