mother is dying, mortgage still left on the house.
1 daughter & 1 son, both whom have bad credit. how do we save the house, how do or can we transfer it to 1 of the kids?

The mother can sign a quit claim deed and transfer the property to one of the children. If that child has a good credit score, then he can refinance the loan in his name. If not, then he should at least keep on paying the mortgage dues and inform the lender about his situation.
