Dont know why my score is low

I have a 702 with trans, a 668 with experian, and a 631with equifax. I use truecredit to watch my credit. The only negative thing I see on my reports is on equifax. It is a $120 collection that is not mine. I am trying to get that removed now. Other than that I have no late payment or anything. I have two mortgage some credit cards and a car loan. My balance on the cards are below 20%. What can I do to make it higher?
get rid of the collection account; continue paying your bills in a timely manner; keep inquiries on your account by creditors to a minimum. basically, continue doing what you're doing.

i would suggest one change in habits - stop paying someone to monitor your credit. it's a waste of money for the most part, and you can always check your own file once every 12 months. and you don't have to check all 3 credit agencies at the same time...you can space them out.

Like George said, get rid of the collection by writing letters to the reporting agencies. They will do an investigation on it and determine if it is yours or not.

How long ago did you acquire the mortgages? If fairly recent, that could be a reason. Also you are showing a huge liability by financing 2 homes, the longer you own them without late payments, the more your score will increase.

You always want to keep your balances compared to the credit limit as low as possible on your credit cards.

Keep making timely payments and it will rise eventually.

Yes the collection is really lowering your score. Write a letter to them explaining that its not yours.
