i am trying to get a va loan have all documents i need have paid off all collections and deliquent have a low credit score have been current for 2 years on car loan school loan and 1 credit card can i get a mortgage

most lenders use an automated credit underwriting system. Generally if your loan is approved through that, you won't have problems.
They start really looking at credit worthiness in my company if your credit score is below a 580. Under VA, collections aren't required to be paid off, but if you have done that, then you are a step closer to a mortgage.
Sometimes, it just takes a few months for your score to boost.

I would say if you have no outstanding collections, you have a clean history for two years (no foreclosures), you should be able to utilize your va benefit, mind you qualify for the payment.

Any experienced lender should be able to take a loan application and get you pre-qualified very quickly.

Hi susie83185 and welcome to Mortgagefit!

VA have the same credit guidelines as FHA. One possible issue you may come across is your credit score. If it's lower than 580 then you may have a problem finding a VA lender that will help you. Most lenders will prefer that you have AT Least a 620 middle score or above.

Also, your collections may NOT have to be paid off..but it will depend on the date they were opened. Some people will tell you that they dont have to be paid off but that's not true. It depends on the date it opened. VA has the same credit guidelines as FHA.

Hi Susie,

I appreciate that you have paid off all collections. It's important when it comes to getting a VA loan. You said your credit score is low. Please specify an approx. figure. As far as getting a VA loan is concerned, you need to have minimum of 580 score (VA loans are not strictly score driven but that's the minimum requirement).

I spoke with recently, they do not look at credit scores or income, the actual lending institute do however.

Hi Kimmy

As far as I know, a VA Home Loan is not credit score driven. Moreover the main benefit of this loan is that it does not require a high down payment or closing costs if the contract is properly structured.

Hi Kimmy...welcome back!

That is correct that VA/FHA do not have credit score requirements but most lending institutions have now imposed a minimum of 580, and now have turned to 620 as the minimum.

There are still a few lenders that still do lend down to 580, but you will need to have other compensating factors
