my friend is dying, no will or power of attorney, no family or next to kin, the home is in her mom name, who is deceased, she would like for me to assume owership, what documemtation do I need? taxes are paid on the property by the lady who is dying!

transfer of the property can be done with a quit claim deed from your friend to you.

i hope there are no family members who might object to your acquisition of the property. things can always get ugly after the fact.

Hello Rob.

Welcome to the community and I am really very sorry to hear about your friend.

How serious is her condition? Can she sign any documents? She can transfer the property through a quitclaim deed but for that she need to get the ownership first as it is on her mother's name till now. So first she needs to submit an affidavit of heir ship in the court to transfer the property on her name then she can quitclaim to you. But you need to refinance the mortgage on your name. You need to consult with the lender regarding this also and take his confirmation.
