HI HOW ARE YOU . I NEED HELP TO TAKE MY FAHTER OFF THE DEED . AND PUT ME ON SO I COULD GET COULD AND AND THE RIGHT THING THE HOUSE . IM TRY ING TO GET MORTGAGE LOWER NOT SO MUCH . NOT TO HI. EVERTHING IS UNDER MY FATHER . PLASES HELP M ME TO GET THE DEED UNDER ME YTHANK YOU VERY MUCH

GREENEYEYS,

So you need the deed form to get the title in your name. Is it that you're refinancing to lower your mortgage payments and that's the reason you wish to transfer title in your name? which state are you from? You'll find a number of quitclaim deed sample forms at http://www.mortgagefit.com/predeal/quitclaim-stateforms.html . But I'll advise that you take an attorney's help in drafting the deed. A sample form is ok but if you'd like to add something in the legal language, an attorney can help you the best here.

Hi GREENEYEY,

I am fine Smile. I think you are on the right way. Ask your father to quitclaim to you so that the property is transfered to your name. And you may need to refinance the mortgage on your name. BTW is your father willing to quitclaim to you? If your father don't want to quitclaim then you cannot force him to do so.

Hi guest.

Are you talking this to the original poster Smile BTW he cannot put his name on the deed on his own on the deed. For adding his name he needs his father quitclaim to him. If he doesn't quitclaim then they will remain the owner. His father also needs to take confirmation for the lender as it is a mortgaged property.
