To remove one owner's name form a house title, which deed form should be used? Two sister's have names on the title right now. One sister's name needs to be removed.

A warranty deed is used to guarantee clear title to a property whereas a quit claim deed would only transfer title. So a quit claim deed is the one you would want to remove a name from the title.

Hi dfseelandhomes.

Welcome to the forum. You can use a quitclaim deed to remove someone from the title of the property. But that person, whom you are removing from the deed, should sign the deed as grantor? If he is also on the mortgage then the grantee or the present owner should refinance the mortgage on his/her name. Feel free to ask if you have any further questions.

Good point Larry and Lynette. If the sister who is signing over her interest wants to guaranty title then you should use a warranty deed. However, I’m sure she doesn’t want to guaranty title so you should probably use a quit claim deed.
