I would advise you to consult a buyer broker as you intend to purchase a house. Unlike conventional real estate brokers, a buyer broker works only for the buyer and carries out real estate transactions by assisting him in legal matters related to the transaction.
Generally real estate buyers assist the sellers in getting potential buyers and receive good commission. But a buyer broker works only for the buyer and guides him in purchasing a house. So you should look for a suitable buyer broker who will help in purchasing the house with comparatively less cash at favorable terms and conditions. In return you need to pay him sufficient fees.
But before you sign a contract with such a broker, you should enquire as to how he will help you in finding the property and how long will it take to look out for it. You must also see that you don't have any doubts regarding the terms and conditions of the contract.
