i have a mobile home and have been trying to sell it for 3 years i would like to buy a house and combine my mobile home mortgage and new home mortgage together i want to know if you know how and if it can be done if the new home appraises for more then it is being sold.

Welcome to MortgageFit forum.

You can obviously combine the two mortgages even if the appraised value of your new home is greater than the sale price of the mobile home. You can apply for a blanket mortgage which will allow you to combine the two mortgages into a single mortgage keeping the two properties as collateral.

A blanket mortgage does not depend on whether the appraised value of the new home exceeds the sale price of your mobile home. So you can easily proceed further.

thats just it i don't want to put my info in there and have fifty mortgage people calling me i have a cell phone with so many minutes i can't afford to go over the usually cell phone battle. anyway and i don't want a bunch of junk in my email either when most of the callers or email are just to get you to pre approve and my credit is excellent i don't need to pre approve so thank you for your help but i will get some info somewhere i can talk to someone thats interested in helping instead getting money for me signing up and pre approving for something that i don't need. i have tried signing up before about 2 months ago and blanket mortgage isn't one of your options.

A blanket mortgage is a kind of mortgage which the loan is offered against more than one property, held as the collateral at the same time.

The mortgage can be used in developing the property and also for construction purposes. Moreover the mortgage offers a partial release clause which allows a borrower to sell a property. But he needs pay off a certain part of the debt.

However it depends on the lender whether he will charge a fee at closing for including the partial release clause in the mortgage.

you may not charge me directly but there is a profit for me signing up on your site thats why they always want you to sign up and a blanket mortgage is what i need no to sign up and have everyone contacting me then to find out they don't do them is a waist of time. i want someone directly that i know does them.
