appraisal in refinance

I was told that someone is required to stay from my side during the appraisal and that an appointment is going to be fixed soon. I am just curious on what is done during an appraisal
and why someone's presence is required?

Hi,

They require someone from your side as they will inspect your house both from out side and inside to find out any possible damage.

It's a full appraisal. If it is a "drive out appraisal", then they need come into your home.

Hi,

The appraiser is going to take measurements from outside and will have a visual inspection from inside.

They may take some photos and ask you a few questions on improvements done, dues etc. Not a very complicated process and doesn't take much time.

Hi,

An appraiser won't over-estimate the value intentionally. One may be more perfect than the other but none of them is going to draw a value that is not supported.

If you have any doubts you can request for another appraiser though.
